Agreement for Appointment of a Broker for Selling a House

This Agreement is made at __________ on this ___ day of __________, 20__.

By and Between:

Mr./Ms. A S/o. B, residing at [Owner’s Address], hereinafter referred to as "the Owner", which expression shall, unless repugnant to the context, mean and include their heirs, legal representatives, executors, and administrators.

Mr./Ms. C S/o. D, residing at [Broker’s Address], representing Rent Pe, hereinafter referred to as "the Broker", which expression shall, unless repugnant to the context, mean and include their heirs, legal representatives, executors, and administrators.

Whereas:

• The Owner is the absolute owner of the property described in the Schedule below.
• The Owner desires to sell the said property and requires the services of a broker.
• The Broker is engaged in the business of real estate brokerage and is willing to provide such services.
• The Owner agrees to appoint the Broker on the terms and conditions set forth herein.

Now This Agreement Witnesses as Under:

1. Appointment of Broker

The Owner hereby appoints the Broker as an exclusive agent for the purpose of selling the property located at [Property Address] (hereinafter referred to as "the Property").

2. Tenant Terms and Conditions

If the Property is listed on the Broker’s platform and rented to a tenant, the Owner shall be entitled to three tenant replacements without additional fees should the tenant vacate early or the lease be terminated.

3. Property Verification and Documentation

Prior to listing, the Broker will verify the condition and location of the Property and capture photographs and video for marketing and management purposes.

4. Payment and Fees

The Owner agrees to pay the full service charges in advance to the Broker for the facilitation of the sale process.

5. Registration

The Owner declares that the property details provided are true and that the title is clear, marketable, and free from all encumbrances.

6. Verification

Upon receipt of earnest money, the Owner agrees to furnish the title documents to prove ownership and the absence of any encumbrances.

7. Conveyance Deed

Upon full receipt of the sale consideration, the Owner agrees to execute the conveyance deed in favor of the purchaser.

8. Time Limit

The Broker agrees to conclude the sale within 45 days from the date of this Agreement.

9. Commission

The Owner shall pay the Broker a commission of 0.50% of the final sale consideration at the time of executing the conveyance deed.
