By and Between:
Mr./Ms. A S/o. B, residing at [Owner’s Address], hereinafter referred to as "the Owner", which expression shall, unless repugnant to the context, mean and include their heirs, legal representatives, executors, and administrators.
Mr./Ms. C S/o. D, residing at [Broker’s Address], representing Rent Pe, hereinafter referred to as "the Broker", which expression shall, unless repugnant to the context, mean and include their heirs, legal representatives, executors, and administrators.
The Owner hereby appoints the Broker as an exclusive agent for the purpose of selling the property located at [Property Address] (hereinafter referred to as "the Property").
If the Property is listed on the Broker’s platform and rented to a tenant, the Owner shall be entitled to three tenant replacements without additional fees should the tenant vacate early or the lease be terminated.
Prior to listing, the Broker will verify the condition and location of the Property and capture photographs and video for marketing and management purposes.
The Owner agrees to pay the full service charges in advance to the Broker for the facilitation of the sale process.
The Owner declares that the property details provided are true and that the title is clear, marketable, and free from all encumbrances.
Upon receipt of earnest money, the Owner agrees to furnish the title documents to prove ownership and the absence of any encumbrances.
Upon full receipt of the sale consideration, the Owner agrees to execute the conveyance deed in favor of the purchaser.
The Broker agrees to conclude the sale within 45 days from the date of this Agreement.
The Owner shall pay the Broker a commission of 0.50% of the final sale consideration at the time of executing the conveyance deed.
